Engineered vs. Solid Hardwood for Central Texas Homes: The Real Difference

Hardwood flooring is one of the most requested upgrades we install in Austin and Central Texas homes. But the question of engineered versus solid hardwood comes up on almost every job. The answer is not simply which one is better — it is which one is right for your specific home, foundation type, and climate conditions. Here is the full breakdown.

Why Central Texas Climate Matters for This Decision

Austin's climate is the single most important factor in this comparison. Central Texas has hot, dry summers and mild, occasionally humid winters. Relative humidity inside Austin homes can swing from 30 percent in winter to 65 percent or higher in summer if HVAC is not managing it well. Solid hardwood is highly sensitive to these swings — it expands in humidity and contracts in dryness, which causes gaps, cupping, and squeaking over time.

Engineered hardwood is constructed with a cross-ply plywood or HDF core that resists dimensional movement. It still responds to humidity, but far less dramatically than solid wood. For Austin homes, particularly those on concrete slab foundations, engineered hardwood is the more stable and appropriate choice in most cases.

The Slab Foundation Factor

The majority of Austin homes built after 1970 are on concrete slab foundations. Solid hardwood should not be installed directly over concrete because concrete is porous and transmits moisture vapor upward, which causes solid wood to cup, warp, and eventually fail. Engineered hardwood can be glued directly to a properly prepared concrete slab, making it the correct choice for the vast majority of Austin homes.

If your home is on a pier-and-beam foundation — common in older Austin neighborhoods like Hyde Park, Bouldin Creek, and Clarksville — solid hardwood is a viable option because the subfloor is wood and the space beneath allows for airflow. Even then, we recommend a moisture barrier and proper acclimation before installation.

Refinishing: Solid Wins, But Engineered Is Not Far Behind

Solid hardwood can be sanded and refinished five to seven times over its life, making it a truly generational floor. Engineered hardwood can typically be refinished one to three times depending on the veneer thickness. A 4mm veneer engineered floor can be refinished twice; a 6mm veneer can handle three refinishes.

For most Austin homeowners, this difference is academic. If you install engineered hardwood today and refinish it once in 15 years, you will have a floor that looks brand new and has another 15 to 20 years of life ahead of it. The ability to refinish seven times matters most if you are installing a floor you want to pass down to your grandchildren — in which case, solid hardwood on a pier-and-beam foundation is the right call.

Resale Value in Austin

Both engineered and solid hardwood add significant resale value in Austin. Buyers generally cannot tell the difference visually, and both are marketed as "hardwood floors" in listings. Solid hardwood commands a slight premium in luxury markets (Westlake, Tarrytown, Rob Roy), but in most Austin neighborhoods, high-quality engineered hardwood is equally compelling to buyers and appraisers.

For slab foundation homes in Austin and Central Texas — which is the majority of the market — we recommend engineered hardwood. It performs better in our climate, installs correctly over concrete, and delivers the same visual impact as solid at a lower risk profile. For pier-and-beam homes where the subfloor is wood and moisture is controlled, solid hardwood is a beautiful long-term investment.

In either case, proper acclimation (48 to 72 hours on-site before installation), a quality moisture barrier, and correct installation method are non-negotiable. We do not cut corners on these steps because they are what separates a floor that lasts 30 years from one that fails in three.
